WHAT ARE PANTILE EFFECT CONCRETE ROOF TILES?

A pantile is a roof tile with a curved S-shaped or roll profile, historically made from clay and associated with traditional roofing across eastern England, Scotland, and continental Europe.

Pantile effect concrete tiles replicate this profile using precast concrete, manufactured under controlled factory conditions to precise tolerances.

There are two main pantile formats. A single pantile has one roll per tile, producing a finer, more traditional look. A double pantile has two rolls per tile, covering a wider area per unit and speeding up installation on larger roofs. Interlocking profiles such as the Double Roman sit within the same visual family, offering a more pronounced Mediterranean aesthetic.

Concrete pantiles give specifiers the same appearance as clay while removing many of the project and cost risks associated with traditional pantile roofing.

WHY SPECIFY A CONCRETE PANTILE OVER A CLAY PANTILE?

Clay pantiles remain the original and, on some conservation projects, the only permitted option. For most UK construction projects, however, concrete pantiles offer a stronger commercial and practical case.

Concrete pantiles are typically more cost-effective than clay, both in material price and installation labour. Factory-controlled manufacturing produces tiles with consistent dimensions, which reduces on-site cutting and adjustment. Clay tiles vary more due to the firing process, and this can slow sub-contractors down.

UK weather performance is a further consideration. Concrete pantiles manufactured to BS EN 490 offer strong frost resistance, low water absorption, and proven durability across UK climate zones. Breakage rates during transport and handling are lower than clay, which reduces waste and rework on site.

Supply reliability also favours concrete. Lead times are shorter, production volumes are higher, and UK manufacturers such as FP McCann can coordinate deliveries around the build programme.

FP MCCANN’S PANTILE EFFECT ROOF TILE RANGE

Our roof tile range includes three profiles in the pantile family, covering most specification requirements across UK residential and commercial projects.

The Senator Roof Tile is a traditional single pantile with a smooth finish, designed for pitched roofing projects where a classic, refined aesthetic is required.

The Senator is available in Autumn, Brown, Red, and Slate Grey. It conforms to BS EN 490, is fully UKCA/CE marked, and an EPD is available on request.

The Round Top Roof Tile is a standard profiled double pantile with a subtle soft roll design. It works across both traditional and contemporary applications and is a strong choice for volume housebuilding and low pitch schemes.

The Round Top is available in Anthracite, Brown, Terracotta, Rustic Red, and Black.

The Double Roman Concrete Roof Tile is an interlocking tile with a curved roll and flute detail, giving a stronger shadow line and a more pronounced Mediterranean profile.

It suits residential developments where a decorative roofscape is specified, and it provides robust interlocking detail for pitched roofs and larger housing schemes.

The Double Roman is available in Anthracite, Brown, and Rustic Red.

SPECIFICATION CONSIDERATIONS FOR ARCHITECTS

Getting the specification right at design stage prevents programme delays and rework later. A few points matter more than others for pantile effect tiles.

Minimum pitch is the first critical decision. The Senator requires 22.5° minimum, while the Round Top can be installed from 15° subject to the fixing specification. Specifying below the minimum pitch risks water ingress and failed inspections.

Headlap and exposure also need to be matched to the local wind zone. FP McCann’s online Fixing Specification tool gives project-specific guidance for headlap, batten gauge, and fixing requirements.

BIM objects and CAD details are available to support design coordination, and our technical team can advise on colour matching for extensions, refurbishments, or projects within conservation areas. EPDs are available on request to support BREEAM reporting and internal sustainability requirements.

INSTALLATION CONSIDERATIONS FOR MAIN CONTRACTORS AND SUB-CONTRACTORS

Consistent tile dimensions are one of the main practical advantages of concrete pantiles. Predictable batten gauge and coverage mean less cutting on site and fewer coordination issues with adjoining trades.

Each tile profile has a specified nail size and type, sized to pitch and exposure. FP McCann controls delivery through our own logistics network, which reduces handling damage and allows drops to align with the overall construction schedule.

Sub-contractors should follow HSE guidance on cutting roofing tiles (HSG33) for dust control when cutting on site. Efflorescence, the natural white bloom that can appear on new concrete tiles, typically weathers off over time and is not a defect.

WHERE PANTILE EFFECT CONCRETE TILES WORK BEST

Pantile effect concrete tiles suit a broad range of UK projects:

  • New-build residential developments, both social and private housing
  • Extensions and refurbishments in areas with existing pantile roofscapes
  • Rural and coastal schemes where clay pantiles are traditional but budgets favour concrete
  • Care homes, education, and public sector buildings

They are less suited to listed buildings or conservation areas where planning consent specifically requires clay pantiles. In those cases, clay remains the appropriate choice.
