WHAT MAKES A ROOF TILE DURABLE?

A durable roof tile must withstand repeated exposure to heavy rainfall, freeze-thaw cycles, wind-driven rain and UV exposure. In the UK, this means meeting the requirements of BS EN 490 and complying with BS 5534 fixing standards to ensure secure performance under wind loading.

Durability also relates to long service life. Concrete roof tiles commonly achieve a design life in excess of 50 years when correctly specified and installed. Their low maintenance requirements and resistance to rot or corrosion contribute to whole-life value for housing developers and commercial building owners.

Surface performance is another factor. Two-coat paint systems provide UV resistance and colour consistency, helping roofs retain their visual appearance over time.

And finally, even naturally occurring phenomena such as efflorescence are aesthetic only and do not affect structural integrity.

INSTALLATION AND SITE CONSIDERATIONS

Durability also depends on correct handling and installation. A breakage allowance of 5 percent is recommended when ordering.

Completed roof areas should be treated as fragile during installation, with crawling boards and ladders used where necessary.

When cutting tiles, water suppression and FFP3 respiratory protection are required to control silica dust.

Efflorescence may occur naturally but is temporary and aesthetic only. Importantly, it does not compromise structural durability.
