SLATE EFFECT CONCRETE TILES

Slate effect concrete tiles give architects and contractors the visual character of natural slate without the cost, variability, and handling challenges that come with it.

They are widely specified across UK residential, commercial, education, and healthcare projects where a slate aesthetic is needed at a practical price point, with consistent dimensions and reliable UK lead times.

At FP McCann, we manufacture a range of slate effect concrete roof tiles across our 14 UK manufacturing facilities. Every tile is produced to BS EN 490, UKCA and CE marked where applicable, and backed by our 15-year product guarantee.

WHY SLATE EFFECT CONCRETE TILES ARE SPECIFIED ACROSS THE UK

Natural slate has a distinctive and widely recognised aesthetic, but can be expensive, variable in size, and more brittle on site than concrete. Lead times are often longer due to imports, and dimensional variation can slow roofing sub-contractors during installation.

Slate effect concrete tiles address these issues directly. They replicate the visual appearance of slate while offering consistent sizing, lower cost per m², and shorter lead times from UK manufacture.

For architects, they open up slate aesthetics on projects where natural slate would fall outside budget or project scope. For main contractors and installers, they remove a significant amount of on-site risk.

These tiles are typically specified on new-build housing, apartment schemes, care homes, schools, and mixed-use commercial projects. They are also suitable for replacement roofs and extensions in areas where planning requires a slate appearance, subject to local authority approval.

THE FP MCCANN SLATE EFFECT CONCRETE TILE RANGE

We offer three tiles that deliver a slate appearance across different project types and design intents.

Our Mini Slate concrete roof tiles are designed to replicate the traditional 20 x 12 small-format slate appearance when laid. The interlocking design includes two nail holes for flexible fixing, and the full accessory range is mechanically fixed to remove the need for mortar bedding.

  • Size: 270 x 337mm
  • Weight: 8kg per tile
  • Minimum pitch: 5° at 80mm headlap
  • Cover width: 316mm
  • Colour: Slate Grey
  • Compliance: BS EN 490, UKCA/CE marked, EPD available

Mini Slate suits projects where the small-format traditional slate look is the design priority, particularly on residential and heritage-adjacent schemes.

The SL8 concrete roof tile is a large-format interlocking tile with a thin leading edge that gives a clean, slate-like finish. With market-leading coverage of just 8 tiles per m², it significantly reduces handling and installation time compared to small-format alternatives.

  • Size: 420 x 390mm
  • Weight: 4kg per tile
  • Minimum pitch:
  • Cover width: 362mm
  • Colours: Red, Brown, Slate Grey
  • Compliance: BS EN 490, UKCA/CE marked, EPD available

SL8 is well suited to large-scale residential and commercial schemes where programme certainty and cost efficiency matter as much as the aesthetic.

Our Thin Flat concrete roof tile is not specifically a slate effect product, but its thin leading edge and flat profile deliver a slate-like appearance when laid in a half-broken bond. It is a practical option for contemporary specifications that want a clean, uniform finish referencing slate without traditional small-format detailing.

  • Size: 420 x 334mm
  • Weight:7kg per tile
  • Thickness: 21mm
  • Minimum pitch:5° at 100mm headlap (22.5° at 75mm headlap)
  • Cover width: 305mm
  • Maximum gauge: 345mm
  • Nail size: 40mm x 3.35mm aluminium
  • Coverage:7 tiles/m² at 75mm headlap, 10.5 tiles/m² at 100mm headlap
  • Colours: Anthracite, Brown, Terracotta, Rustic Red, Black
  • Compliance: Covered by FP McCann’s 15-year full roof guarantee

SLATE EFFECT CONCRETE VS NATURAL SLATE – WHAT SPECIFIERS NEED TO KNOW

The core trade-offs between slate effect concrete and natural slate sit across cost, availability, installation, and planning.

Concrete is typically lower in both material cost and installed cost. Consistent dimensions reduce cutting and adjustment on site, which shortens installation programmes and reduces wastage. UK manufacture also removes the lead time risk that often comes with imported natural slate.

Natural slate is lighter per tile but more brittle, which increases handling damage and replacement costs during installation. Concrete tiles are heavier but more robust, and they carry our 15-year product guarantee when specified as part of the full roof offering.

Natural slate may still be required on listed buildings or in some conservation areas where planning authorities specify the material. Slate effect concrete is not a direct substitute in every heritage context, and specifiers should confirm local planning requirements before selecting a material.

SPECIFICATION CONSIDERATIONS FOR ARCHITECTS

Pitch is usually the first factor that narrows tile selection. SL8 works down to 17.5°, which covers most low-pitch new-build applications. Mini Slate starts at 22.5°. Both sit comfortably within typical UK residential pitches.

Aesthetic match is the next decision. Small-format Mini Slate suits designs referencing traditional slate detailing. Large-format SL8 gives a cleaner, more uniform appearance at a lower tile count per m². Thin Flat provides a contemporary alternative where a flat, slate-adjacent finish fits the design intent better than a small-format look.

All three tiles conform to BS EN 490. EPDs are available for Mini Slate and SL8 to support BREEAM credits and embodied carbon reporting. We provide BIM objects, NBS specification clauses, and CAD details through our technical team, and project-specific fixing requirements can be generated through our Online Fixing Specification tool.

WHAT MAIN CONTRACTORS NEED TO KNOW

Product availability from our 14 UK and NI manufacturing facilities supports programme certainty on large residential and commercial schemes. A single-supplier approach across tiles and accessories reduces procurement complexity and removes coordination gaps on site.

All slate effect tiles are BS EN 490 compliant and UKCA/CE marked where applicable, which simplifies compliance documentation. The 15-year product guarantee applies to the full roof offering, covering tiles and mechanically fixed accessories as a single system.

Our estimating team provides accurate quotations with clear lead times, and our delivery teams coordinate drops to the site programme rather than in bulk, which reduces on-site storage demands and handling damage.

INSTALLATION AND FIXING GUIDANCE FOR SUB-CONTRACTORS

Consistent tile dimensions reduce cutting and adjustment on site compared to natural slate, which speeds up installation and reduces waste. SL8 in particular, at 8 tiles per m², significantly reduces handling time on larger roofs.

Mini Slate and SL8 are both fixed using 45mm x 3.35mm aluminium alloy nails. Two nail holes on each tile allow flexible fixing based on wind zone and pitch. Our full accessory range is mechanically fixed, so there is no mortar bedding required at ridges, hips, verges, or valleys.

Roofing contractors should follow the HSE Roof Tiling Guidance (HSG33) when cutting tiles on site, particularly around dust control. Project-specific fixing requirements can be generated using our Online Fixing Specification tool.

SUSTAINABILITY AND COMPLIANCE

EPDs are available for both Mini Slate and SL8, which supports BREEAM credits and embodied carbon reporting under frameworks such as the Net Zero Carbon Buildings Standard. UK manufacture reduces transport-related emissions compared to imported natural slate.

Our Cadeby manufacturing facility in Leicestershire is powered entirely by on-site solar generation, supporting our wider commitment to aligning production with the UK Government’s Net Zero Strategy.
