FP McCann were the chosen precast concrete supplier by Graham Construction for the new University of York Student Residence Project. A total of 1,480 new student bedrooms over 18 blocks were constructed across the North, Central and South College.
Key Benefits of Precast Construction
Speed Of Construction
Precast elements are manufactured off-site in a controlled factory environment, while site work (such as foundation preparation) co-occurs. This parallel process drastically reduces the overall project timeline, allowing for rapid assembly and completion, often during short school holiday periods, minimising disruption to students and staff.
Enhanced Site Safety
Off-site manufacturing means fewer workers and less equipment are needed on the active construction site, reducing potential safety hazards, noise, and site traffic.
Superior Quality & Durability
Factory production enables strict quality control, ensuring consistent strength, density, and finish. The resulting buildings are highly durable, resistant to mildew, rust, and extreme weather, and require minimal maintenance, leading to long-term operational savings.
Acoustic Performance
The inherent mass and density of precast concrete provide excellent sound insulation, which is crucial for creating a quiet, conducive learning environment by blocking external noise (e.g., from busy roads) and containing internal sound between classrooms.
Energy Efficiency & Sustainability
Precast concrete’s thermal mass helps regulate internal building temperatures, reducing the need for extensive heating and cooling systems and lowering energy costs over the building’s lifespan. The manufacturing process itself is more material-efficient, with less on-site waste and the ability to use local and recycled materials.
Design Flexibility
Precast concrete can be moulded into various shapes, sizes, and architectural finishes, including brick or stone veneers, allowing for aesthetic versatility and the ability to meet bespoke project requirements without sacrificing performance.
Cost & Program Certainty
The controlled manufacturing process and rapid installation lead to more predictable costs and project timelines, reducing the risk of unexpected delays and budget overruns common with traditional methods.
