Regarding the rest of our UK and Irish manufacturing facilities, any waste during production is minimised in the factory environment, and excess materials are recycled. This ensures embodied carbon levels are reduced.

PRECAST CONCRETE CASE STUDY

Precast concrete structural and architectural solutions for Essex residential development

FP McCann completed a precast concrete structural and architectural supply and install project for London based residential and commercial property developer, Hollybrook and Harlow Council.

The NHBC multi-award-winning development features an in-situ reinforced concrete frame up to the first floor, with a precast concrete structural frame and architectural cladding for the 14 upper floors. FP McCann, a Tier 2 BIM Level 2 certified supplier, designed, manufactured, and installed the precast concrete frame using Modern Methods of Construction (MMC).

Precast Concrete Case Study

A BIM Execution Plan (BEP) was developed for the project, showcasing FP McCann’s approach, capabilities, and ability to meet the Employer’s Information Requirements (EIR).

The precast frame includes core and party walls, prestressed hollowcore flooring, stair cores, and stair landings. The architectural finish features brick-faced insulated panels and coloured concrete feature panels from the first floor upwards. Additional precast elements include transfer slab and ground floor cladding.

Other MMC highlights include galvanised conduits, fair face internal walls for follow-on trades, and coordinated installations like stair and balcony fixings, along with bathroom, ensuite, and utility pods. Thanks to the efficiency of offsite precast construction, the project was completed in just 50 weeks.

Jean-Michel Holloway, Project Quantity Surveyor for Hollybrook says,

“Reducing construction times compared to traditional build methods has to be factored into addressing the housing shortfall in urban locations. Traditional construction methods, while tried and tested, are increasingly inadequate to meet the soaring demand for quality, affordable housing.

The Harlow project is a clear demonstration that offsite construction and MMC in urban locations not only helps address the current housing challenge but lays the groundwork for a more efficient and sustainable home building industry. By embracing these methods, we can build faster, reduce our environmental impact and provide safe, affordable living space.”
