Edinburgh based developer Cruden Building (East) Ltd (Formerly Hart Builders) has utilised FP McCann’s precast concrete insulated ThermaBeam™ flooring system on an 85 new home affordable housing scheme at Oxgangs Green, Edinburgh. The new homes which are being built on an empty brownfield site, have been designed around a village green theme. They consist of 79 one, two and three bedroom flats and six terraced houses.

The £11 million project is being managed and delivered by Hopefield Partnerships for client PfP Capital with the support of the Scottish Government.
In total, FP McCann has supplied some 2,500m2 of Thermabeam™ to form the ground floor of the buildings. The continuous insulated reinforced concrete floor slabs have been delivered to site from FP McCann’s Uddingston factory and installed by McCann’s specialist floor slab fixing team.
The unique precast concrete units supplied to site, are in standard widths; 400mm, 600mm, 900mm and 1200mm with each slab at 375mmmm deep achieving spans up to 7.0 metres long. Once installed, the ThermaBeam™ floor is simply grouted using a standard C25/30 sand cement mortar.
As an innovative alternative to traditional solid slab flooring, ThermaBeam™ can be installed quickly and efficiently allowing follow on trades to work from a safe platform in a matter of hours. Individual loads can be delivered on a ‘just-in-time’ basis and lifted into position straight from the delivery vehicle which minimises the amount of stock held on the ground. On-site manual handling is minimal thereby providing additional health and safety benefits.
ThermaBeam™ combines both high performance expanded polystyrene (EPS) and reinforced precast concrete forming a continuous insulated floor with a significant reduction in cold bridging. Excellent thermal properties are achieved with U-Values as low as 0.10W/m2 and the system helps to reduce CO2 emissions by decreasing the amount of non-renewable energy required to heat the building. In manufacturing off-site, the structural concrete is cast onto the insulation layer, eliminating any air gaps in the finished product. Subject to design requirements, holes can be factory or site formed.
FP McCann has also supplied 110 tonnes of precast concrete stairs and 280m2 of hollowcore flooring planks onto the Oxgangs Green project.
