FP McCann has successfully supplied and installed its high-performance Precast Concrete (PC) Cladding System on The Regent, which is now completed and ready to move into, part of the high-end urban residential scheme at Camden Goods Yard in NW1, London.

The landmark project is being delivered by managing developer Berkeley Group in association with key stakeholders Camden Council and Morrisons Supermarket.
The 8-acre brownfield site next to Camden Market is being transformed into a mixed-use residential neighbourhood alongside a new flagship 48,000 sq ft Morrisons supermarket within the iconic Camden Lock area. The Regent forms part of the major regeneration initiative transforming the historic Camden Goods Yard. The wider development will deliver 644 new homes, alongside retail and commercial spaces, carefully designed to reflect the vibrant character of nearby Camden High Street and Camden Lock.

Working alongside the Berkeley Group design team and architect Design Delivery Unit (Scott Brownrigg Group), FP McCann a Tier 2, BIM Level 2 certified supplier, has been instrumental in the design, manufacture and installation of the precast concrete architectural façade. As on all such contracts undertaken by FP McCann, BIM Execution Plans (BEP) were prepared for The Regent, demonstrating FP McCann’s proposed approach, capabilities, capacity and competence to meet stringent Employer’s Information Requirements (EIR).

On The Regent, FP McCann’s Architectural Façade team has installed a striking façade featuring white fluted acid-etched mullions, creating strong vertical emphasis and architectural rhythm. These elements are complemented by black acid-etched window surrounds and black brick spandrels, providing contrast, depth, and visual complexity.

In addition to the architectural façade, FP McCann has also supplied and installed insulation and horizontal firestopping, ensuring both regulatory compliance and long-term performance across the building envelope.
The bold black-and-white cladding stands out against Camden High Street’s predominantly brick-built surroundings, while monolithic fluted columns act as a defining design feature, enhancing the building’s architectural impact. This contemporary aesthetic is thoughtfully balanced with references to the wider Camden context, drawing inspiration from the character of nearby Primrose Hill and the natural openness of Regent’s Park, reinforcing a distinctive yet contextually rooted identity within the historic setting.

Commenting on the project, James Purton Operations Director for Berkeley says, “The Regent in Camden Goods Yard is a clear demonstration that offsite modular precast concrete construction as part of Modern Methods of construction (MMC) in urban locations not only helps address the current housing challenge but lays the groundwork for a more efficient and sustainable home building industry. By embracing these methods, we can build faster, minimise our environmental impact and provide safe, affordable living space. The building is a real feature of the on-going Camden Goods Yard scheme, and we look forward to partnering with FP McCann on future projects.”
