WHAT IS PRECAST CONCRETE CLADDING?

Concrete cladding refers to precast panels used as external façades or architectural finishes. They generally function as a non-load bearing skin that provides weather protection, thermal performance and architectural expression for a building.

As they are non-structural, each panel connects to the building’s structural frame through engineered fixing systems.

The cladding panels are manufactured using carefully batched concrete mixes, aggregates, or surface treatments to achieve specific finishes.

Offsite factory production offers greater consistency than traditional site-based construction. It also allows for more complex designs to be achieved with precision. PRECAST CONCRETE CASE STUDY – RESIDENTIAL APARTMENT BUILDING IN BIRMINGHAM

FP McCann supplied and installed an offsite precast concrete structural and architectural system for the JQ Rise residential development in Birmingham’s Jewellery Quarter, a £35 million project by Prosperity Group comprising 226 apartments across three blocks (four, eight, and 25 storeys).

The project included architectural sandwich cladding panels with “Traditional English Red” and “Ketley Blue” brick finishes, as well as a range of precast products including precast concrete core and party walls, hollowcore planks, lift and stair cores, stair landings, columns, and beams.

An additional design feature of the architectural cladding panels is the red dogtooth brickwork projection, flush with the external face of the sandwich panel.

All main structural and façade components were manufactured offsite, utilising Modern Methods of Construction (MMC), and BIM Level 2 processes were employed throughout.

The project was completed in 56 weeks, demonstrating a construction time reduction of 40%-60% compared to traditional methods. The result is a structurally efficient, rapidly delivered, and visually sympathetic landmark residential building for the area.
