PRECAST CONCRETE STRUCTURAL AND ARCHITECTURAL SOLUTIONS FOR ESSEX HOME DEVELOPMENT
FP McCann finished a precast concrete structural and architectural supply and install contract for Hollybrook, a London residential and commercial property developer, and Harlow Council.
The multi-award-winning NHBC development features an in-situ reinforced concrete frame to first floor with precast concrete structural frame and architectural cladding to the 14 floors above. Tier 2 BIM Level 2 certified supplier FP McCann designed, manufactured, and constructed the precast concrete frame via the application of Modern Methods of Construction (MMC).
A Project BIM Execution Plan (BEP) was created, outlining FP McCann’s strategy, ability, and competence to meet the Employer’s Information Requirements (EIR).
The precast building comprises party and core walls, prestressed hollowcore flooring, stair landings and stair cores. Architectural treatment is coloured concrete feature panels and brick-faced insulated panels from first floor level upwards. Transfer slab and ground floor cladding are further precast items.
Other MMC components include galvanised conduits, fair face internal walls for follow-on trades, and coordinated installations such as stair and balcony fixings, and bathroom, ensuite, and utility pods. Due to the efficiency of offsite precast construction, the project was finished within 50 weeks.
Jean-Michel Holloway, Project Quantity Surveyor for Hollybrook says,
